This document set forth the terms and conditions when you (“Renter”, “Guest”, or “Guests”) reserve and stay at any of the rental units made available on the Juan De Fuca Cottages website. By making a reservation with Juan De Fuca Cottages, you acknowledge that you have read, understood, and you agree to the rental terms and conditions herein.
Reservation & Planning
At the time of reservation, the renter(s) must provide the following information:
- Number of guests and their ages, number of pets (including service animals)
- Dates of occupancy and the estimated time of arrival.
Any other information we deem necessary including phone number, email address, Valid credit card. - If you request to extend your stay, we will review availability for the currently occupied unit but cannot guarantee availability. Additional charges may apply.
Deposits and Payment
We currently do not take deposits for individual reservations. Payment is due upon arrival – we may pre-authorize the amount due on your card. Listed on your reservation confirmation, Payments include a 5.5% resort fee to cover various costs associated with a waterfront hotel.
Groups
Groups (any party renting 3 or more units) may be required to submit a non-refundable down payment and may require payment via cash or check. Remainder is due upon arrival. Groups may incur a 15% group fee (which includes gratuity for our cleaning staff). Groups must get approval for any catering or other services provided on our grounds. Groups may not have open bars that serve hard alcohol. Quiet time is 10pm-8am.
Confirmation Email & Communication
A confirmation email will be sent to you shortly after your reservation is completed. If you do not see the confirmation email, please reach out to us to confirm receipt. We may text you directly to update you on your room check-in status but will not use your phone number for marketing purposes.
Please ensure that the email & phone number used in the reservation is one you will be monitoring during your stay; otherwise, let us know.
Cancellations
Guests are encouraged to purchase Trip Cancellation Insurance if there is concern about the possibility of a late cancellation.
Reservations cancelled or changed with more than 14 days notice will be charged a 75$ +tax fee. Reservations canceled within 14 days of arrival will be due the entire amount.
Requests to make changes may be accommodated based on availability, subject to our cancellation policies.
Damage Protection Policy
A pre-authorization of $300 may be due 1 day before arrival and released 3 days after departure if no damages have been found.
Check-in / Check-out
Check-in is after 4:00 PM; Check-out is before 11:00 AM, Pacific Standard Time.
Due to a tight cleaning schedule, check-out times will be strictly enforced. Early arrival and/or late departure may result in additional charges at the discretion of Juan De Fuca Cottages. Guests will be charged an extra night rental for any late check-out that is not pre-arranged.
Minimum Age
Renters must be 18 years of age or older, and all underage occupants must be accompanied by a parent or guardian.
Maximum Occupants
Any person, regardless of age, is counted as an occupant. Price listed reflects 2 occupants per unit. Additional fees per occupant are required. Renters arriving with more than the allowed number of guests at their rental property may be asked to find alternate accommodation. If reasonable arrangement cannot be made, your reservation may be cancelled, and the cost of the entire reservation will be forfeited. Juan De Fuca Cottages has very strict rules regarding maximum occupancy for legal and safety reasons.
Visitors who stay overnight will be considered as occupants.
Cleaning
Cleaning services are provided by our team of professional cleaners. Despite professional cleaning services, guests are nevertheless expected to leave the rental property in the condition that they found it.
We do not charge additional cleaning fees unless the unit is not left appropriately clean. Additional cleaning fee cost estimates as costs associated with wages, housing, and other variables. As a result, cleaning fees are subject to change without notice.
Pet Policy
Pets are welcome only in cottages designated as Pet Friendly and with the assigned pet fee. Guests will supply their own bedding for their pets.
When permission is granted, the pet owner agrees to the following:
- Never leave dog(s) alone in room, vehicle or anywhere on property.
- Do not allow dog(s) onto any of the furniture or furnishings, including beds-not even with pet blankets in between.
- Keep dog(s) from jumping up on to walls, doors, windows, etc.
- No pets in bathtubs or showers.
- Always clean-up poop.
- Pets Must be leashed at all times on the property.
- Dogs over 75lbs with permission only.
If any one of the pet policies are not adhered to, $300.00 cleaning and/or maintenance fee will be charged to your credit card.
Arrival & Occupancy
Conduct
The individual making the reservation and paying for the rental shall also be responsible for the conduct of all persons (guests, visitors, and pets) on the rental property during their stay.
No Sub-letting
Sub-letting of the rental property is not permitted under any circumstance.
Travel Agents
We gladly work with travel agents, but do not have commission rates. Bookings paid for by a travel agent must be paid 14 days in advance & are non-refundable.
No Smoking
Smoking is not permitted in any interior spaces. Guests are welcome to smoke outside with consideration for other guests. Please dispose of cigarette butts properly. A $300 cleaning fee will be charged to the renter’s credit card if it is found that any person has smoked inside.
Parking
You will receive instructions in your confirmation email or on arrival about the parking for your unit. Additional parking is available – do not park on the grass.
No Additional Facilities
Separate camping, tenting or trailers or other additional accommodation facilities are not permitted without owner’s written consent.
Keys
Keys are provided upon arrival or key codes may be emailed for after hours check-in.
Nuisance
Excessive noise and nuisance to others will not be tolerated. If a formal complaint is filed with the property manager against a guest, all guests under the responsibility of the renter may be asked to leave and will be subject to our cancellation policy. In addition, a $300 fine will be charged to the renter.
Towels
There will be enough bath towels for each guest in the rental. Do not take the bath towels outside the property.
Fire Pits & Woodstoves
Wood stoves are available in specific units. They are not meant to be the primary source of heat, and extra wood is charged at the current rate. Always burn with screen over the stove. Carpet or furniture burns will be charged as damage fee. Portable fire pits are available, and a first-come-first-serve firepit is available at the beach. Use ONLY by guests & ONLY with permission – Contact us in the office or by phone/text for permission. Only wood provided by Juan De Fuca Cottages may be used in the fire pits. ABSOLUTLY no wood gathering on property or beach. Fire must not be outside the fire ring, and never on the beach. Portable fire pits are only allowed on gravel surfaces. Fire must be completely extinguished before leaving unattended. Fires NEVER allowed during burn bans or in extreme wind. A 300$ fine will be charged if these rules are not followed.
BBQs
Limited charcoal grills are available for guest use. Charcoal is not provided. Please enjoy the BBQ’s on a gravel surface. BBQ’s shall be left ready for the next guest. Any BBQ requiring extra cleaning may result in a $25 charge to your credit card.
Please rinse any beach gear outside, especially wetsuits and surfboards. A hose bib is available behind the office. If excessive sand is in unit a cleaning fee may be applied.

Checkout & Departure
Before you leave
- Return all furniture, appliances, beds, etc., to their original location.
- Place all soiled towels in the bathtub or the provided laundry hamper.
- Place garbage and recycling in the provided containers.
- At no time is garbage to be left outside of a bin.
If your rental requires additional cleaning, your credit card will be charged an additional fee.
After you leave
Upon your departure, your rental will be assessed for any damage and/or missing items. These items include, but are not limited to:
The property or its contents, beyond normal wear and tear.
Linens, towels, and bedding stained or missing.
Carpet, wood/tile floor stains.
Kitchen counter and appliances.
Interior walls, windows, and window coverings.
Breakage, theft, or any other damage.
If any item is missing, your credit card will be charged to recover the costs.
Liability/Indemnification & Release
Damages or injuries
Guest acknowledges that use of amenities such as hot tubs, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children, and such use is at the Guest’s own risk.
Neither Juan De Fuca Cottages, nor the property owners are responsible for any accidents, injuries or illness that occurs while on the premises. Neither Juan De Fuca Cottages, nor the property owners are responsible for the loss of guest personal belongings or valuables.
Neither Juan De Fuca Cottages, nor the property owners are responsible for any refund as a result of power outage.
Representation
Juan De Fuca Cottages acts as a Rental Agent, as each property is individually owned. The information and images contained in any printed or on-line material is believed to be accurate at the time of publication or posting. Juan De Fuca Cottages reserves the right to make any changes it deems necessary to reflect the property more accurately. Juan De Fuca Cottages gives no warranty as to the state of the unit and accepts no liability for any act, neglect or default on the part of the Owner. TVs, DVD player and DVDs, fireplaces, fire pits, and other such equipment are supplied at the discretion of the Owner as an added feature for the Guest.
Unavailability of rental property
In the event the rental property is not available for use during the rental term due to reasons, events, or circumstances beyond the control of Juan De Fuca Cottages, Juan De Fuca Cottages will apply due diligence and good faith efforts to locate a replacement property of equal value with respect to occupancy capacity, location and value that meets the reasonable satisfaction of the renter. If such replacement cottage cannot be secured and made available, Juan De Fuca Cottages shall immediately return all payments made by the renter, whereupon this Agreement shall be terminated, and the renter and Juan De Fuca Cottages shall have no further obligations or liabilities in any manner pertaining to this Agreement.
Release
Guests hereby covenant and agree to indemnify and hold harmless Juan De Fuca Cottages, and their agents, cottages owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, legal fees incurred by the renter, permitted guests, visitors or agents, representatives or successors of the renter due to any claims relating to destruction of property or injury to persons or loss of life sustained by guests in or about the Rental Unit.
Guests hereby waive and release any claims against Juan De Fuca Cottages, the Property Owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by any guest on or near the Rental Unit, including common facilities, activities or amenities. Guests use any facilities or amenities entirely at their own initiative, risk and responsibility.
Breach
If a guest should fail to comply with the conditions and obligations of this Agreement, they shall surrender the Rental Unit, remove all of their belongings and leave the unit in good order and free of damage. No refund of any portion of the TOTAL RENTAL FEE shall be made and if any legal action is necessary, the prevailing party shall be entitled to reimbursement from the other party for all costs incurred.
Entire Agreement
This Agreement contains the entire agreement between the parties with regard to the rental, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the renter and Juan De Fuca Cottages. The parties agree that this contract shall be governed by the laws of Washington State USA and agree to legal counsel solely to the jurisdiction of the courts of the United States with respect to any and all disputes arising out of the interpretation and application of this Agreement and the relationship between Juan De Fuca Cottages and the Guest.
